FEES FOR TENANTS – RENTING A PROPERTY 

Please take into account the following fees, which will be applicable once an offer has been put forward to rent a property..

Holding Deposit – One week’s rent, which will be offset against your initial rental payment upon commencement of your tenancy.

Replacement Tenant Fee (for each replacement tenant) – £50.00 (inclusive of vat) which will cover references, registering the new deposit (if held by Leonard Leese) and preparation of the new tenancy agreement. If there are any other costs incurred by Leonard Leese in order to facilitate the change of tenant, these costs will be provided to the tenant and invoices provided to confirm such costs.

Defaulting on a tenancy Where a tenant or tenants break their fixed term agreement, costs incurred by the landlord to re-let the property will be chargeable to the tenant(s).

Loss of keys Tenants are to pay for replacement  keys, fobs or security keys for their property if they are lost or stolen during the tenancy, this also includes mail box, bicycle sheds, refuse cupboards and car parking.

Late Payment of Rent Interest charges of 3% above the Bank of England base rate in interest on the late payment of rent from the date the payment is missed.

All of the above fees include VAT at the rate of 20%, but are subject to change should the VAT rate increase.
